| Building construction is a complex significant and is rewarding process, it begins with an idea & culminates in a structure that may serve its occupants for several decades, even continues like the manufacturing of products building construction requires a ordered and planned assembly of materials. It is however, for more complicated than product manufacturing, buildings are assembled out doors on all types of sites and one subject to all kinds of weather. Besides even modest sized building must satisfy many performance criteria and requires an immense variety of materials and involves a large network of design and production firms. It is further complicated by the fact that no two buildings are truly identical, each one must be custom built serve a unique function and respond to the uniqueness of its context and the preferences of its owner user and occupant. Because of a building uniqueness first the project, the flow of events and the process necessary for a projects realization are virtually the same in all buildings from the inception of more idea or concept in the owner's mind to be completed design by the architects, Engineers and finally to the actual construction of the building by the contractor. Design and construction are two independent but related and generally sequential functions in the realization of a building. The former function deals with creation of the documentation, and the later function involves interpreting and transforming. These documents into reality that is a building or a complex of buildings. Project delivery phases the process by which a building project is delivered to its owner may be divided into the following phase. Although adjacent phases usually overlap at times they generally follow the order listed as predesign phase, design phase, pre construction phase, contrition phase and post contrition phase. During the predesign phase (also called the planning phase) the project is defined in terms of its functions purpose, scope, size and economics. It is the mist crucial of all the five phases, as the success or failure of the project may depend on how well this phase is defined and managed obviously, the clearer the projects definition, the easier it is to proceed to the subsequent phases. The design phase begins after the selection of the architect. Since the architect (usually a firm) may have limited capabilities for handing the broad range of building -design activities, several different, more specialized consultants are usually required, ending on the size and scope of the project. The pre construction phase generally begins after the constructions drawings and specification have been completed. It then culminates in the selection of construction team. The construction of even a small building involves so many specialized skills and trades that the work cannot normally be undertaken by a single construction firm , instead, the work is generally carried out by a team consisting of the general contractor and a number of specialty sub contractors. Once the general contractor has been selected and the contract awarded, the construction work begins, as per the contract documents. The contract documents are virtually the same as the building documents except that the contract documents represent a signed legal contract between the owner and the contractor. Once the project is significantly complete, the contractor will request the architect to conduct a substantial completion inspection to confirm that the work is complete in most respects. By doing so, the contractor implies that the work complete enough for the owner to occupy the facility and start using it, not withstanding, the fact these might be cosmetic and minor items yet to be completed. Construction project involves strong commercial management is essential for success. The constructions contract monitors and administers the project and design the relationship between the clients, the consultants & the contractors. However, these are same universal construction principles that surpass the current conventional approach. Adherence to these principles brings a balanced approach to the projects the balance is achieved by giving equal weight to the five principles at each stage of the project from conception through planning , design and construction phases. These principles are environmental protection the construction work should be environmentally friendly and free from pollution, safety the construction work has to be carried out with a method implementing the highest safety criteria speed the construction work should be completed in the shortest possible period of time. Economy the construction work must be done rationally with an inventive mind to overcome all constraints at the lowest cost. Aesthetics the construction work must proceed smoothly and the finished product should portany cultural and artistic flavour. Regardless of the uniqueness of each building. |
